WHO PAYS LAND TRANSFER TAX?

 

Buyers of real estate must pay LTT when purchasing a property. Sellers do not pay LTT.


In Toronto, buyers must pay both the provincial LTT and a municipal LTT

HOW IS LAND TRANSFER TAX CALCULATED?
 
 
LTT is based on a sliding scale percentage of the purchase price. Each province has different rates.
 
In Ontario, for example:
0.5% on the first $55,000
1.0% on $55,001 – $250,000
1.5% on $250,001 – $400,000
2.0% on $400,001 – $2 million
2.5% on amounts over $2 million (for residential properties with 1–2 units)

ARE THERE ANY LAND TRANSFER TAX REBATES?

 

Yes, first-time homebuyers may qualify for rebates:
 
Ontario: Up to $4,000
Toronto: Up to $4,475 (municipal rebate)
Eligibility depends on citizenship/permanent residency and never having owned a home before.
WHEN IS LAND TRANSFER TAX PAID?
 
LTT is due on closing day, handled by the buyer’s lawyer. It cannot be financed as part of a mortgage—it must be paid upfront.
